Guarantee Policy

Cabins and Aspen House - 

At the time of booking, 50% of your reservation total will be charged to your credit/debit card, guaranteeing your reservation.  30 days prior to your arrival for an A cabin and 60 days prior to your arrival for a B cabin, Superior Cabin, or Aspen House, the credit card on file will be charged for the remaining balance. If your reservation is booked within 30 days for an A cabin or 60 days for a B cabin (Superior, Aspen House), the full cost of the reservation will be charged at the time of booking. Guests who booked via third-party travel professionals are advised to contact their booking provider for information on their policies.

Campground and Aspen Cabins - 

At the time of booking, the full amount of the reservation will be charged to your credit/debit card, guaranteeing your reservation.

Cancellation Policy

Cabins - 

If you cancel an A cabin reservation prior to 30 days before check-in, you will be refunded in full. If you cancel a B cabin (or Superior cabin) reservation prior to 60 days before check-in, you will be refunded in full. There are no cancellations permitted after remaining balances have been charged. 

Our cancellation policy may vary if reservations are booked through third-parties.

 

Campground - 

If you cancel a campsite reservation prior to 21 days before your check-in date, you will be fully refunded, but there is a $25 processing fee. If you do not arrive within 24 hours of check-in, your reservation may be forfeit at management's discretion.

*So how do you cover yourself from unknowns? Simple, purchase trip cancellation protection.

 

TRIP CANCELLATION PROTECTION - OPTIONAL

Weather in the U.P. is unpredictable, as is life. From blizzards to family emergencies, we know things arise and bring a change to plans. For your protection we encourage our guests to purchase trip cancellation insurance. There are a variety of providers.

To sign up for a no-questions-asked trip cancellation protection, click this link. Alternatively, look for the email you will receive once you confirm your reservation containing an easy insurance sign up from one of our trusted third-party providers. *Please note: You will only be able to purchase insurance once you have booked your stay.

How to Modify Your Lodging Reservation

If you would like to make a modification to your reservation, please email us and we will try our best to accommodate your request according to our availability.  Alternatively, you can go to the resort website, and enter an arbitrary search.  On the next screen, click the "modify" link and follow the prompts. 

If you booked through a third-party booking platform (Airbnb, Vrbo, Booking.com etc.) and not direct with Keweenaw Waters Resort, you will need to contact that agency to make changes or to cancel your reservation. 

Property Damage Policy

We ask that guests be mindful with our property to ensure its enjoyment for all guests. All of our cabins are privately owned. The registered guest agrees to indemnify the owner and Keweenaw Waters Resort of any damages to the cabin which result from the renter's occupancy including furnishings, household items, and/or damages found upon arrival. The registered guest assumes full responsibility and is the one who will be charged for any damages their group causes to the property.

Upon leaving the cabin for any time, we ask all guests to ensure the cabin is not left unsecured in order to prevent any items or property from being stolen or damaged. Stolen or damaged property will be the responsibility of the registered guest.

Check Out:  What you haul in, you haul out. Guests are to bring all garbage to the resort dumpster. Kitchens are to be emptied of all food, and dishes cleaned. Never dump food waste or grease down any drains. Use the trash cans for trash and not the toilet. The cabin is to be left in good condition. Excessive cleaning fees will apply $50/hr. Please help us keep our unit litter free by remembering to pick up any personal trash, equipment, personal belongings, etc. This will help us keep our property in good shape for the enjoyment of all our guests!

While we aim to keep our equipment in every cabin in good working condition, there are chances of appliances or amenities not working or breaking down completely even after pre-arrival inspections have taken place. Due to these unpredictable circumstances, we ask that you please notify our office of any issues so we can help get them resolved! 

Personal Belongings
Our property insurance does not cover your belongings from damage or loss. Your items are your responsibility and should be insured by you.

Lost and Found
Belongings left behind will be held for two weeks.  After this time, unclaimed items will be donated. We will ship your items to you for $15 + the cost of shipping.

Electric Vehicles

Are not to be plugged in for charging. A $100 incidental charge will be added to the guest folio if discovered.

Pet-Friendly Accommodations

Campground - A limit of 2 dogs allowed for all campsites.  Please keep your dog(s) on a leash at all times and contained in your dwelling at night.  Pet waste must be cleaned up immediately.

Cabins - All cabins welcome well-behaved, house-trained dogs with a fee of $25 per night with a limit of 2! (16A, 17A, 19A, 20A are not pet friendly) This fee does not cover any damages to the cabin or excessive clean-up. We strongly suggest you bring your own pet blankets/linens for use. Please keep in mind that our own extra bedding provided for humans is NOT to be used by pets.  If our bedding is used for a pet, a $35 fee per item damage fee will be assessed.  To maintain the condition of our furniture and ensure its enjoyment for all guests, please keep your four-legged friend(s) on the floor.   If this is impossible, use your or provided pet blanket to cover the furniture.   Absolutely no pets on beds.

We ask that your pets be kept on a leash or under voice command at all times out of consideration for other guests. Please do not leave your pets unattended.

The pet owner is responsible for noise and pet waste cleanup.  Only allow the pet to use natural areas to relieve itself, never the patio or deck.  Please ensure waste is picked up and removed. Damages and additional cleaning caused by pets will incur an additional bill to be determined.  Finally, if your pet is a barker, it should be left at home. Pets are not allowed in the sandy shorelines. 

Additional Agreements

There is no lifeguard on duty. The shoreline sand lot is for resort guests only.

Quiet Hours:  All registered guests and accompanied visitors are asked to adhere to our "Quiet-Time" hours of 10:00 PM - 8:00 AM. All of our accommodations are located in a resort setting, out of respect for your neighbors we ask that you please keep music and noise (inside and outside) at a considerate volume regardless of the time of day. We ask all guests to be respectful and courteous to all other visitors in the resort in general. No drunken or disorderly conduct will be allowed.

Hygiene Products/Flushable Wipes:  Only flush toilet paper down the toilet.  Despite how hygiene products or flushable wipes are advertised, they will plug the toilet or worse.

Lock the Doors:  Upon leaving the cabin for any time, we ask all guests to ensure the cabin is not left unsecured in order to prevent any items or property from being stolen or damaged.  Stolen or damaged property will be the responsibility of the registered guest. 

Smoking
Smoking is not allowed inside the cabins.  There is a $250 fee charged automatically to the card on file if evidence of smoking is discovered. For guests who smoke: you may do so outside only. Please contain butts/refuse to a receptacle.

Open Flames
Candles, incense, fireworks, turkey grease fryers, and charcoal barbeques are not allowed inside or on cabin property, including decks. There is a $250 fee charged to the card on file if discovery the policy was not respected.

Max Occupancy
The Pull-through sites have a maximum occupancy of 10 people and 2 vehicles. The Back-in sites have a maximum occupancy of 6 people and 2 vehicles.

Waste Management
Discharging of gray water on grounds is prohibited by state law.  Be sure to utilize our full hookups. Help us stay clean by depositing all garbage in the dumpsters located near the entrance.

Firewood
Fires are permitted in designated fire rings only. Outside firewood is prohibited, as invasive insects are a constant threat to Michigan's forests. Firewood bundles are available for purchase at the camp store. We do not allow any outside firewood to be brought into the campground.

Activity Waiver
In order to use the playground, splash pad, jumping pillow, pump track, and equipment rentals, you must sign a waiver of liability that can be found at the camp store. These amenities are not available to the public.

Boat Policy
The 4-finger dock spots are 30' long. Two of them have 50 amp electric capacity. They must be reserved in order to park them there. If you park at the Aspen dock, it is first-come first-serve with a 2-hour limit.
